The project manager plays an instrumental part in our design-build process by serving as the first line of support to homeowners throughout the construction of their projects. The project manager provides daily oversight for multiple construction projects, leading others to complete the construction per specifications, within budget, on schedule, and to the highest quality of construction. The ideal candidate will possess strong technical and subcontractor management skills, have a meticulous attention to detail, a keen eye for quality, and provide impeccable customer service. This person should be able to thrive in a fast-paced and dynamic environment, able to efficiently handle multiple projects simultaneously and will have previous experience managing residential projects from start to finish. Responsibilities: • Oversee construction projects from permitting to completion while monitoring compliance with project specifications, budget, and construction standards • Plan and prepare construction schedules and monitor daily progress against the build schedules to ensure the projects are completed within the proposed timelines • Manage and supervise multiple construction projects and subcontractors simultaneously • Prepare subcontracts and purchase orders, negotiating with applicable trades to ensure contracts for the project meet the estimated budgets • Facilitate all revisions, changes, and additions to contractual agreements with clients, subcontractors, and suppliers. Includes change order creation, pricing, approvals, distribution, and implementation of all approved changes • Develop and maintain excellent relationships with trade contractors, consultants, designers, architects, engineers, and clients • Analyze all projects, anticipate areas of risk, and proactively develop solutions to prevent or minimize those risks. Manage any problems that arise during construction • Review all projects daily to ensure construction standards are being met and projects remain on budget • Attend weekly meetings and facilitate all on-site meetings with the clients including pre-construction meetings, weekly owner meetings, and substantial completion meetings Qualifications: • Must be experienced and knowledgeable in all phases of residential construction with experience in supervising multiple projects simultaneously • Possess strong oral and written communication skills • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency • Must be able to decipher architectural and engineering blueprints • Highly self-motivated, very task/detail oriented, organized • Have a minimum of 5-7 years of residential project management with a proven successful track record- remodeling preferred • College degree preferred • Willingness to learn actively seeks educational and training opportunities • Proficient in Microsoft Office suite and builder trend project management software Compensation: $80,000 - $105,000 yearly
