    Job Summary: As the Resident Application Coordinator you play a vital role in supporting Spaulding Group communities to achieve their revenue metrics by a variety of tasks. The focus is on providing prompt application processing through lease generation and preparing move in packet actively promoting resident satisfaction the moment the relationship begins at Spaulding Group. This role is also responsible for following up on existing renewal offers, assisting with collections, evictions and curating support for other team members in the department.

    Responsibilities:

    • Process leasing applications through lease generation per policy.

    • Collect security deposits and first month's rent adhering to company policies.

    • Proactively send or follow up renewal offer letters, ensure leases are executed, and proactively communicate with residents regarding their renewal options.

    • Create monthly reporting on expired leases.

    • Assist in collections prior to sending to legal.

    • Assist in completion of monthly eviction packets when required.

    • Verify all monthly eviction packets are sent to legal.

    • Assist in inquiries from Centralized Services

    • Helps curate a culture of learning and ownership among the team.

    • Champion the Spaulding Group Core Values every day.

    • Perform other duties as assigned.

    Physical Requirements:

    Ability to sit at a desk for extended periods of time.

    Qualifications:

    • Intermediate knowledge of operational procedures, collection/eviction, and customer service.

    • Knowledge of Microsoft Excel, Word, and Outlook required.

    • Intermediate knowledge of operational software, RealPage

    • 3 years of experience preferred relating to the property management field and onsite Leasing Professional experience.

    • Effective communication and critical thinking skills are paramount for success in this role.

    • Attention to detail and highly organized.

    • Customer-centric mindset with a focus on resident satisfaction and building positive relationships.

    • Adaptability to thrive in a dynamic environment and adapt to changing priorities.
