Responsibilities: THE ROLE: You will be working with the Sr. Project Manager and the Dwell West Homes team, handling the renovations of both their flip and rental investments. As a Project Manager, you will: • Diligently manage renovations to ensure they are on time and on budget • Create a budget and scope of work for every renovation project • Assist team with reviewing inspections and completing diligence during purchases of new homes • Work with architects and municipalities with regard to plans and permits • Continually seek out and hire new general contractors and sub-contractors • Manage contractors, workers, and sub-contractors on active renovation projects • Negotiate and look for ways to save costs whenever possible without jeopardizing quality • Conduct weekly property inspections and report to company project management software • Punch walks at the end of the project and ensures quality control prior to marketing • Work with accounting to verify draw schedules and invoices • Routine property visits during marketing of home • Oversee ongoing maintenance or repair items during ownership of both flips and rentals • Assist disposition manager with property sales by advising on repair requests and seeing them through to completion and providing disclosure insight • Schedule construction operations and create a construction timeline to ensure project deadlines are met Qualifications: POSITION REQUIREMENTS: • Construction Experience: 2+ years experience in residential/multi-family real estate construction company or a related field • Knowledge: Knowledge of the construction industry and the entire building process, including building permits, blueprints, building codes, construction equipment, material resources, construction methods, and project management principles • Team Player: Excellent collaboration and communication skills. • Attention to Detail: Impeccable follow-up skills and acute attention to detail • Technical Proficiency: Efficient with Microsoft Office/Google Docs. • Location: Must be local to San Diego ADDITIONAL BENEFITS: • Company 401(k) Plan • Health Benefit Options • Mileage reimbursement • Cell Phone Allowance • Laptop Compensation: $85,000 yearly
