Responsibilities: • Clarify the scope with clients, engineers, construction managers, and architects to produce an accurate list of project specifications, including manual labor needs and necessary materials • Calculate the cost estimate of all project tasks and accurately manage the project budget • Schedule construction operations and create a construction timeline to ensure project deadlines are met • Negotiate profitable agreements with external vendors, contractors, and critical subcontractors • Manage general contractors and construction workers and give guidance as needed to ensure high-quality project performance • Communicate the status of the building project to key stakeholders by providing regular progress reports • Oversee the work of all general contractors and their laborers and guide as necessary to ensure high-quality work • Track and maintain accurate project documentation, including contracts, change orders, project files, project expenses, and invoices • Adhere tightly to the plans and schedule for the entire construction project setting measurable milestones while identifying cost-saving opportunities without compromising project quality • Assist in obtaining necessary permits and approvals • Conduct regular site inspections to address deficiencies, identify potential project risks, and develop mitigation strategies promptly • Maintain pre-determined project deliverables and specifications, including project scope, design, necessary project resources, and construction costs • Initiate and maintain effective and cooperative working relationships with team members, local government agencies, consultants, and community stakeholders • Prospect contractor, vendor, and supplier relationships • Communicate the status of the project to key stakeholders by providing regular and timely progress reports, budget updates, and change order approvals Qualifications: • Proven 2+ years experience in the field for residential/multi-family real estate construction company or a related field • Knowledge of the construction industry and the entire building process, including building permits, blueprints, building codes, construction equipment, material resources, construction methods, and project management principles • Strong communication skills, leadership skills, organizational skills, problem-solving skills, and time-management skills Compensation: $85,000 yearly
