    NYC Real Estate Management Company seeks an experienced porter for a portfolio of walk up properties in Manhattan. Ideal candidate must have a minimum of 2 years of experience relating to building porter and/or handyman duties in residential rental properties.

    The porter is responsible to ensure the portfolio of buildings is kept in pristine condition and to deliver excellent customer service to the residents.

    Duties include, but are not limited to the following:

    Maintenance

    Responsible for meticulous upkeep of grounds, building interior (lobby, common area – hallways, elevators, storage-inventory rooms, etc.) and exterior (sidewalk frontage, backyard, roof, and garbage disposal area)

    Remove trash from interior and exterior areas and apartment unit perimeter on a daily basis.

    Assist Super in the preparation of market ready units, including but not limited to removing trash from vacant apartments, cleaning appliances and unit cleaning, flushing toilets and running faucets to find leaks, minor installation and repair work, etc. prior to make-ready.

    Assist Maintenance Supervisor/Property Manager and/or perform assigned maintenance tasks in a timely manner. This includes but is not limited to faucet repairs and replacement

    Assist in the cleaning of available apartments and or show models.

    Assist Superintendent and maintenance team with snow removal

    Assist in the troubleshoot / repair of mechanical, carpentry and electrical problems under the direction and supervision of Superintendent.

    Report any maintenance concerns for repairs on available apartments and/or common areas to the Superintendent.

    Additional maintenance tasks may be assigned by the Superintendent, Property Managers and Director of Residential Operations. These should be completed in a professional and timely manner.

    In the event that the Superintendent is out on PTO, the Porter is responsible for property maintenance, minor repairs, reporting emergency/unsafe conditions, and any additional tasks assigned by Property Management.

    Attendance is an imperative job function.

    Leasing

    Meticulously maintains curb appeal.

    Assist management team with other various tasks required when scheduling vendors, contractors, and vacant unit remodeling in preparation for showing and open house.

    Administrative

    Uphold all company policies, goals and values.

    Resident Relations

    Represent the community in a professional manner at all times-on/off property.

    Deliver communication documentation to superintendent.

    Contribute to resident retention programs.

    Not to harass other employees, residents or visitors in the building. If they are aware of harassment they have the obligation to immediately report it to management

    Safety

    Ensures that unsafe conditions are corrected in a timely manner.

    Learns and ensures compliance with all company, local, state and federal safety rules.

    Immediately report all unsafe conditions to Superintendent.
