The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. Qualifications • Detail Oriented • Self Starter • Able to manage themselves • Culture driven • Experience in managing detailed projects • Property Management Experience is nice but would take someone that can learn quickly Responsibilities: • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property • Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner • Help create and organize marketing initiatives that generate excitement and new qualified leads/leases Qualifications: • Demonstrable skills in negotiation and selling • B.A. preferred, High School Diploma required • Customer service or real estate sales background preferred • Great with people– warm, friendly, and helpful in person and on the phone • Excellent computer skills, including Microsoft Office Compensation: $15 - $20 hourly
