    Title: Property Manager Location: Richmond Hill, Georgia Company: Collaborative Property Management Type: Full-Time Position Overview We are seeking a full-time Property Manager based in Richmond Hill, GA, to oversee the day-to-day operations of our single-family rental homes property portfolio. The right candidate will be self-motivated, organized, detail-oriented, and comfortable managing both administrative duties and in-field responsibilities. This position reports directly to the Managing Broker. Compensation This position offers a competitive base salary along with an aggressive performance-based bonus structure. Additional benefits include 401(k) matching, health insurance, dental coverage, and long-term disability (LTD) options. Responsibilities: Key Responsibilities • Manage daily operations across a portfolio of single-family homes • Track and coordinate maintenance requests and vendor work • Show available properties to prospective tenants • Perform and log in-person property inspections (move-in, move-out, and quarterly) • Maintain positive relationships with owners, tenants, vendors, and team members • Learn and operate within our TenantCloud platform, such as: **** Adding new tenants, owners, vendors, and properties, sending leasing agreements, and tracking management fees • Perform monthly distributions to property owners • Reconcile bank and credit card statements to ensure accurate accounting • Conduct monthly security deposit reconciliations • Maintain logs of calls, service requests, and inspection outcomes • Gain proficiency in the inspection scheduling and reporting process • Create leases, renewals, notices, and property turnovers Qualifications: • Experience in SGH property management , real estate , or a related field preferred • Strong organizational, communication, and follow-through skills • Proficient with property management systems or quick to learn new software • Must be comfortable working both in the field and in an office setting • Reliable vehicle and valid driver’s license required • Georgia real estate license preferred or willingness to obtain one
