Like to be outdoors, enjoy people and working with a great team? Rowley Properties is looking for a part-time Team Member to join our Facilities Team and assist with grounds patrol, trash/debris pick up and general maintenance during the work week (Monday-Friday).
We need assistance on property doing things such as pressure washing, cleaning stormwater catch basins, caring for roofs/gutters, and generally, helping to make sure our properties shine. We have roughly 100 acres that house rv storage, storage units, commercial office, light industrial, residential and two hotels. An important element of this position is also to note and report issues while out in the field. Working with the Facilities Team and property manager(s), this position performs a variety of basic tasks and assists with routine repairs and maintenance of the properties. Given much of this work is performed out in the field, this position is crucial from an "eyes on the street" perspective as it is aids in the upkeep of the general exterior image (signage, entry, etc.) of the properties. A company vehicle is provided, so a valid driver's license and insurance is important. This position uses hand and power tools and moving of furniture and materials may also be required.

Conduct storage unit turns (clean up, lock replacement, assess & repair wall damage/lighting/handles/ropes/etc. ensuring ease of use for the user/customer)
Care of grounds (help maintain clean drive-ways, gravel sweeping, parking areas, trash collection areas, common areas, landscape, and snow removal, etc.)
Provide demolition, clean-up and construction waste removal for commercial properties and occasionally, Wildwood Apartment homes
Care and clean-up of buildings/assets, when needed (for example: windows, flooded bathrooms, signs, etc.)
Repairing potholes using cold patch and a plate compactor
Serve in a support role to the Facilities team by running errands and shopping for materials and tools needed for the maintenance of properties and tenant improvements
Assist in keeping the maintenance shop clean and organized; to include small equipment tool inventory and ensuring their care/repair as needed
Remove carpet in apartments and offices
Use hand and power tools to perform carpentry and electrical repairs
Basic painting
Basic plumbing (including toilet repair and replacement)
Minor repair and maintenance of RV gate(s)
Sheetrock repair
Replace door and cabinet hardware
Caulking/Grouting
Replace light fixtures; change exterior and interior light bulbs and ballasts
Perform basic appliance repair
Take initiative by observing issues, communicating and handling deficiencies for:
Pot holes
Trip hazards
Parking violations
Light bulbs out
Safety hazards
Cleaning out gutters and repairing downspouts
Broken sprinklers (areas that yellow instead of staying green) or areas that are constantly wet (indicating broken pipe)
Invasive plants – noticing the work of the landscapers (like the buttercups that have taken hold in the John L Scott landscaping).
Broken or damaged signs, downspouts, buildings, fences, etc.
Dumped materials – including hazmat and knowing how to handle it properly
Transients/trespassing
Clogged storm drains
Hazardous trees
Graffiti
Observing and reporting unusual changes or issues with tenants or people on the properties.
Other duties as assigned
