    Position Overview

    We are seeking a Senior Business Development Manager to drive growth in our Business & Industry division. This role is responsible for developing new commercial and industrial accounts within a defined territory, selling facility services such as cleaning, engineering, environmental, and parking solutions. You’ll work closely with prospective clients to evaluate current programs and offer tailored service solutions—whether a single service or bundled package. Collaboration with operations teams is key to delivering outstanding results and maintaining strong client relationships.

    Key Responsibilities

    • Develop and execute strategic sales plans to retain existing business and secure new clients

    • Generate leads through cold calling, networking, and marketing campaigns

    • Create and present engaging, customized proposals using ABM-branded materials

    • Conduct facility walkthroughs and assess current service programs

    • Partner with operations to build accurate financial models and ensure smooth service transitions

    • Negotiate contracts and close new business opportunities

    • Build a strong network of industry contacts and prospective clients within your territory

    • Manage territory pipeline and client database using Salesforce

    • Monitor competitive landscape and market trends

    • Support online and direct marketing efforts

    • Provide informal and formal training as needed

    • Share competitive intelligence and client feedback to support corporate strategy

    Qualifications

    Education & Experience:

    • Bachelor’s degree or equivalent experience required

    • Minimum 5 years of B2B service sales experience, especially in facility services, janitorial, or commercial real estate

    • Proven track record of lead generation, cold calling, and closing new business deals

    • Strong proposal writing and presentation skills

    • Experience pricing labor in service-based proposals is a plus

    • Ability to communicate value in both one-on-one and group settings

    • Highly organized and capable of managing multiple prospects at different sales stages

    • Collaborative team player who works well with cross-functional teams

    • Proficient in Microsoft Office Suite and Salesforce (or other CRM tools)
