    Senior Capital Construction Manager - Wholesale Retail Market Center - Base Salary to 125k/year - Atlanta, GA

    • Our client operates the world’s largest wholesale market centers, connecting buyers and sellers across the home furnishings, gift, and apparel industries. They are a unique company in that they offer physical B2B markets on an unprecedented scale, as well as a complement of digital platforms to create an omni-channel experience. They host 12 wholesale markets annually, with January and July being their largest in the Atlanta area, involving more than 1,500 tenants.
    • Currently, they are seeking a Senior Capital Construction Manager to join their team. The Senior Capital Construction Manager will lead portfolio capital construction projects, while enforcing corporate processes and controls. Also, the Senior Capital Construction Manager will manage and coordinate capital projects including, but not limited to renovations, base building utilities and automation upgrades, environmental, life safety and code compliance, building system equipment upgrades and supports all corporate operations.

    Responsibilities:

    • Provides pre-construction support and planning by verifying user requirements, determining constructability and developing schedules for projects.
    • Participates in developing scope of work, conceptual design, design development and construction document phases for projects with both internal and external clients.
    • Assists in developing budgets, analyzing cost benefits and completing capital request submissions projects.
    • Assist with securing project approvals from the Local Authority Having Jurisdiction (LAHJ) and other government regulatory authorities.
    • Prepares bid invitation packages, solicits bids, responds to bid inquiries and issues addenda as required.
    • Evaluates contractor bids to ensure bids include the correct scope of work, schedule requirements, unit prices and other project specific criteria.
    • Determines successful bidder for award of contracts.
    • Negotiates contracts and purchase orders and prepares original documents for execution.
    • Reviews and responds to Request for Information.
    • Reviews and approves submittals and shop drawings for compliance to project documents.
    • Evaluates change order request and negotiates contract cost adjustments, if applicable.
    • Reviews invoices for accuracy and recommends for payments.
    • Ensures lien waivers and certifications are attached to payment request.
    • Performs on-site inspections of work in progress for quality assurance, problem resolution, design compliance and adherence to schedule.
    • Prepares and executes punch lists.
    • Conducts final inspections.
    • Coordinates and reviews final as-built drawings, certificates of completion, equipment and systems start-up documentation, warranties and operations and maintenance manuals.
    • Coordinates work performed by contracted resources with appropriate company personnel to ensure communication of activities and avoid conflicts with daily business activities.
    • Maintains project records including plans, contracts, specifications, correspondence, schedules, expenditures and budgets in a consistent and easily accessible manner.
    • Maintains regular verbal and written correspondence with the project team, including but not limited to architect, engineer, general contractor, and company personnel.
    • Prepares overall project schedules and conducts periodic progress meetings to ensure materials and work in place are tracking satisfactorily.
    • Resolves problem issues as they occur and communicates adjustments to schedules and budgets accordingly.
    • Ensure proper interdepartmental communication is a priority.
    • Maintain professional standards of the company and the Development and Construction Department.

    Qualifications:

    • 5 + years’ of capital project management experience required, and 3+ years’ owner representation experience is preferred
    • Undergraduate degree from an accredited College or University in mechanical or electrical engineering is preferred, building science or architecture may be considered. Will look at experience in place of degree.
    • Construction field experience is a benefit
    • Must be able to read and interpret constructions plans, elevations, specifications and schedules.
    • Ability to read, analyze, and interpret general business periodicals, journals, technical procedures or regulations
    • Ability to write reports, business correspondence and procedure manuals
    • Ability to track project cost and understand financial reports required
    • Must be able to understand mathematical concepts such as statistics, fractions, percentages, ratios and apply to practical situations
    • Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists
    • Must have a strong working knowledge of all Microsoft Office software including Microsoft Project
    • Strongly preferred skills include experience with various cloud-based Project Management Software, CAD skills, cost estimations, management of multiple projects at one time
    • Must be able to travel 25% of the time.

    Compensation:

    • Base salary up to 125k/year
