    Job Summary:

    The Senior Demolition Estimator is responsible for analyzing project requirements, preparing detailed cost estimates, and leading the bidding process for demolition projects. This professional ensures accurate pricing of labor, materials, equipment, and subcontractor costs, while factoring in regulatory compliance and environmental considerations. The role requires deep knowledge of demolition methods, waste disposal, and site preparation, coupled with strong analytical and organizational skills.

    Key Responsibilities

    Estimating Duties:

    · Bid Preparation:

    Analyze drawings, project scopes, and specifications to develop comprehensive demolition cost estimates.

    · Site Analysis:

    Conduct site visits to assess project conditions, environmental factors, and logistical challenges.

    · Cost Estimation:

    Calculate costs for labor, equipment, materials, and disposal, ensuring competitive and accurate pricing.

    · Risk Assessment:

    Identify potential risks, including hazardous materials (e.g., asbestos or lead), and incorporate mitigation costs into estimates.

    · Vendor and Subcontractor Management:

    Solicit and review bids from subcontractors and suppliers for demolition services and materials.

    · Regulatory Considerations:

    Factor in permit requirements, environmental regulations, and safety standards when preparing estimates.

    · Value Engineering:

    Recommend alternative methods or materials to achieve cost savings without compromising safety or efficiency.

    · Proposal Development:

    Prepare detailed and professional bid packages, ensuring alignment with client and project expectations.

    Skills and Qualifications:

    Education:

    Bachelor’s degree in Structural Engineering or construction related Bachelor’s degree required.

    Experience:

    Minimum 5–8 years of experience in full building demolition, bridge demolition, structural demolition, and select demolition estimating

    Proven experience in successfully bidding and winning complex demolition projects.

    Technical Skills:

    Proficiency in estimating software.

    Strong understanding of demolition equipment, methodologies, and safety protocols.

    Familiarity with environmental assessments and hazardous material remediation.

    Communication Skills:

    Excellent written and verbal communication skills for client and subcontractor interactions.

    Ability to present estimates and bid proposals to clients in a clear and professional manner.

    Analytical and Problem-Solving Skills:

    Competence in interpreting blueprints, drawings, and project specifications.

    Strong ability to identify project risks and develop cost-effective solutions.

    Core Competencies:

    Attention to Detail: Precision in cost estimations and project scope analysis.

    Time Management: Ability to manage multiple bids and meet strict deadlines.

    Safety Knowledge: Familiarity with OSHA and other safety regulations specific to demolition.

    Negotiation Skills: Proven ability to negotiate favorable terms with clients, subcontractors, and suppliers.

    Typical Projects:

    Structural demolition of commercial, residential, or industrial buildings.

    Interior/selective demolition for renovations or rebuilds.

    Site clearing for new construction projects.

    Specialized demolition involving hazardous materials or environmental considerations.
