    Tesoro Group is seeking an experienced Service Manager to join one of our client’s team at (1) of their properties in Rosemount, MN (55068). The ideal candidate will have 5 years’ experience in residential maintenance as a lead or supervisory role, experience with unit turns, have knowledge of basic maintenance, be self-motivated, be able to organize multiple tasks throughout the day and is self-sufficient. Required experience: HVAC, CPO (experience is required, certification is preferred) and be able to participate in on-call rotation. This role is contract to hire (90 days before conversion) or could go direct hire with the right candidate.

    This role will be working with (1) building that was built in 2024, 250 luxury units/3 stories.

    Salary: $28-$32/hour DOQ. This role is contract to hire (90 days before conversion) or could go direct hire with the right candidate.

    Schedule: Monday – Friday 8am-9am start and 5pm-6pm end time – must be available for apartment turns and on-call requirements after conversion.

    As the Service Manager, you will partner with the leasing team to ensure that vacant apartment homes are ready and available for rental in accordance with move-in schedules. You will also maintain an inventory of supplies and equipment, as well as purchase supplies in accordance with budget guidelines. You will lead, train, and supervise maintenance team members at the property, and ensure maintenance service requests are completed in a timely and efficient manner.

    Responsibilities and Job Duties:

    • Ensure apartment homes that have been delivered by construction are move-in ready and consistently inspect amenities to make sure they are always in proper working condition and clean.
    • Resolve any customer and/or resident-related concerns or objections as they arise.
    • In conjunction with the Community Manager, complete move-in/ move-out inspections with residents.
    • With Community Manager’s input, initiate, prioritize, and assign individual maintenance team daily activities, including service requests, housekeeping, apartment turns, compliance, and ordering of supplies.
    • Develops maintenance team members as a mentor.
    • With guidance from the Community Manager, appropriately uses performance counseling to correct and/or improve performance issues when necessary.
    • Maintains relationships with vendors, residents, team members, and associates on a professional level always.
    • Consistently and effectively communicates with the Community Manager and relevant teams regarding community performance.

    Additional Responsibilities

    • Keeps in compliance with and abreast of all OSHA regulations.
    • Works with and supervises outside contractors and vendors.
    • Performs other duties as assigned by Management.
    • Inspect apartment homes, buildings, and common areas regularly. Creates service requests to assign repairs of observed maintenance or housekeeping needs.
    • Develops and maintains preventative maintenance schedule for applicable equipment.
    • Conducts quarterly community audits to include: all operating mechanical and non- mechanical parts; electrical, HVAC, plumbing, roofs, balconies, etc.
    • Ensures compliance with State, Federal and local codes and oversees City and Fire Inspections.

    Qualifications and Experience:

    • 5 years’ experience in residential maintenance as a lead or supervisory position.
    • HVAC experience is required.
    • Experience with pools (CPO experience is required certification is preferred).
    • Must provide their own tools.
    • Experience with Property Management software, Entrata preferred.
    • Must be willing to be on call and take emergency calls after standard working hours.
    • Be able to pass a Kari Koskinen background check.
    • Have a valid driver's license and valid auto.
