SIGN ON BONUS! The Maintenance Supervisor performs repairs and routine preventative maintenance to mechanical equipment, utility systems, structures, and grounds including electrical, plumbing, and HVAC repairs. This qualified individual supervises the maintenance team and applicable vendors related to maintenance, capital improvements, and physical property such as landscaping. They perform various maintenance duties necessary to maintain and enhance the value of the community. They work as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the management company. Additionally, they interact with residents and staff in a professional, courteous manner and positive attitude. Responsibilities: • Handle maintenance issues as quickly as possible to assure guest satisfaction • Work in collaboration with other technicians who will assist you with a variety of maintenance tasks • Adhere to all engineering safety norms and procedures • Operate various tools like wrenches, hammers, screwdrivers, drills, and other maintenance equipment • Manage the hotel's machinery and preventive maintenance procedures • Oversee personnel in the maintenance department. • Perform minor repairs of all buildings and equipment. • Coordinates and supervises major repairs performed by licensed vendors until complete and reports status to management. • Perform preventive maintenance procedures on mechanical equipment on a scheduled basis; inspect belts, check fluid levels, replace filters, repair or replace broken parts, etc. • Maintain optimal performance of building systems including mechanical, electrical/electronic, and HVAC. • Oversee daily landscaping maintenance, including trash removal, of all common areas. • Completes daily, weekly, and monthly checklists on ground work, equipment maintenance, and general tasks. • Assists in monitoring and/or controlling maintenance inventory and/or supplies. • Responds to resident service/emergency maintenance requests and concerns in a timely manner. • Maintain records of scheduled maintenance and associated procedures. • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures. • Obtain estimates for supplies, repair parts; and order parts as needed. • Work to exceed the needs of the facility. • Initiate, perform, train & oversee all maintenance projects. • Develop and maintain relationships with vendors, and negotiate pricing. • Good skill in the use of hand and power tools. • Meet and report daily with management on department status, work progress, and setting priorities. • Maintain continuous on-call availability for supporting and addressing critical issues outside regular working hours. Qualifications: • The ability to lift and carry 50 lbs. or more is required • Experience with facilities management software is preferred • Excellent organizational, interpersonal, and communication skills are necessary • Driver’s license and outstanding driving record is necessary • Must have a high school diploma or the equivalent GED • Preferred Education: High School Diploma, GED, or Trade school. • Preferred Experience: 6 years of maintenance and repair experience and at least 3 years of supervisory experience. • The ability to lift and carry 50 lbs. or more is required. • HVAC certification. • Valid driver’s license. • Experience with HVAC, electrical, and plumbing. Compensation: $29 - $35 hourly
