Fineman Management Inc. is actively seeking a Superintendent to join our team in Philadelphia, PA. This full-time, onsite role offers a competitive salary ranging from $75,000 to $85,000. The superintendent is responsible for routine inspection and maintenance throughout the property. This includes the lobby, elevators and machine room, roof, mailroom, trash room, stairwells, service areas, fire command room, basement, mezzanine common areas, fitness center and pool/spa/garden area, storage areas, grounds, and all mechanicals. Respond promptly to unit owner requests for assistance in their homes to the best of their ability and document by way of maintenance request forms all work. Responsibilities: • Oversee and supervise maintenance staff • Meet daily with the manager to review work lists and special projects • Perform routine inspections of all common areas • Conduct rounds daily of all building systems, and record all necessary information • Keep a daily log of all maintenance activities • Assist with the removal of trash from the building • Inspect the building exterior and surrounding grounds • Responsible for in-unit work orders and using work order forms • Make any necessary electrical, plumbing and carpentry repairs • Inspect the pump room • Maintain the pool and spa so it is code compliant • Replace resident HVAC filters biannually, and check all necessary HVAC equipment. Common Area HVAC Maintenance to be performed quarterly • Maintain garage pallets to keep them clean and free of debris and rust • Keep unit and vendor files up to date • Keep back-of-house areas organized • Keep maintenance supplies organized and have an inventory of all supplies • Maintain an annual calendar of preventive maintenance Qualifications: • 3 years of experience in repairs and maintenance management • Skilled in maintenance activities such as carpentry, flooring, gutters, painting, drywall, plumbing, and electrical • Ability to work independently and with other team members • Ability to diagnose and resolve maintenance issues • Valid driver’s license • Understanding of complex heating and air conditioning units, plumbing systems, and electrical systems • Flexible availability for on-call maintenance requests on nights and weekends Compensation: $75,000 - $85,000 yearly
