    We are seeking a live-in non-union superintendent for a six-floor, 114-apartment coop building in Windsor Terrace, Brooklyn. The building was constructed in 1940. There is one dual fuel boiler for both hot water and steam heat which uses both natural gas and #2 heating oil. The building has two compactor rooms, one on each side of the building in the basement. There are laundry, storage, community, music and bike rooms in the basement. The building has two passenger elevators. It does not have a service elevator.

    Candidates must have a minimum of 5 years superintendent experience to manage the day-to-day operations of the building. Candidates must be able to perform plumbing repairs, must be able to plaster and paint, perform light carpentry work, be familiar with our boiler system, and be able to work with contractors, management and vendors.

    Super will be responsible for generally ensuring the building is kept clean. The candidate must be organized, responsible, reliable, able to relate to residents in a professional manner, provide excellent customer service, possess good communications skills, manage and train the porter when necessary to ensure the carrying out of porter responsibilities in a productive work environment, attend the relevant portions of the monthly Board meetings when requested and be on call for building related emergencies.

    Super will also be expected to carry out the full range of duties and responsibilities as laid out by the board of directors and management company. These include, but are not limited to

    ● Addressing minor plumbing issues in apartments ● Monitoring building sewer and plumbing systems regularly and reporting problems to Management ● Safeguarding the building and resident’s keys ● Ordering and purchasing building and sanitation supplies ● Assisting all residents with apartment emergencies ● Monitoring apartment renovations in accordance with approved alteration form applications, especially at the beginning of the renovation work ● Inspecting every floor, the lobby, the vestibule, the front and back yards, adjacent sidewalk, the side entrances, the roof, and the basement rooms on a daily basis ● Inspecting, operate, and maintain the heat and hot water systems ● Maintaining security cameras and hard drives containing security footage ● Helping the authorities access the security system when necessary. The position comes with a rent-free, utilities-paid 1-bedroom apartment on the first floor, and $700 per month for discretionary health and retirement benefit. You must have certificates of fitness for the boiler.
