    Job Summary

    We are seeking a dynamic Assistant Property Manager to join the team at our tax credit property. The Assistant Property Manager is responsible for assisting with managing all aspects of their assigned residential properties. As a successful Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant.     Responsibilities

    Supervising and providing guidance to team members to ensure they understand and comply with tax credit regulations

    Training team members on tax credit requirements, procedures and best practices

    Delegating tasks effectively to ensure all aspects of tax credit compliance are being addressed

    Conducting regular team meetings

    Monitoring team performance and providing feedback and support as needed

    Overseeing the financial operations of the property, including budgeting, forecasting and financial reporting

    Managing accounts payable and accounts receivable processes ensuring timely payments and collections

    Monitoring and analyzing the property's financial performance, identifying areas of improvement and cost saving opportunities

    Working with vendors and contractors to negotiate contracts and pricing for services

    Preparing financial statements and reporting to owners and stakeholders

    Monitoring team performance and providing team feedback

    Qualify prospective tenants using background checks and references

    Accept rental payments and provide receipts

    Respond to tenant inquiries

    Maintain deep knowledge of the local market and housing trends

    Negotiate leasing terms and close deals

    Inspect properties on a regular basis and schedule necessary maintenance/repairs

    Provide administrative support and other duties as assigned

    Qualifications

    Proven working experience in property management (Tax Credit)

    High school diploma/GED required, Bachelor’s degree preferred

    Property Management or Real Estate License preferred

    Deep understanding of fair housing laws and leasing practices

    Excellent communication, negotiation, and sales skills

    Experience with property management software preferred (One Site)
