    Key Responsibilities:

    Core responsibilities including but not limited to:

    Process New Contracts:

    • Confirm property status, open title, and request earnest money deposit receipt.
    • Audit contracts for accuracy and completeness.
    • Note inspection deadlines and coordinate with underwriting.

    Coordinate Key Dates and Deadlines:

    • Set tasks and deadlines for EMD, inspections, signing, and closing.
    • Communicate timelines with wholesalers, title companies, project managers, underwriters, insurance agents, and admin teams.

    Manage Inspections and Loan Approvals:

    • Schedule property inspections and confirm access.
    • Ensure loan approval and send recap emails to all parties.

    Prepare for Closing:

    • Complete loan applications and confirm lender and insurance details.
    • Review closing documents and schedule signing appointments.
    • Coordinate final walkthroughs and key handoffs.

    Post-Close Review:

    • Thank all parties and request feedback.
    • Update property status and ensure all documents are completed.

    Handle One-Off Tasks:

    • Coordinate move-out details for seller occupancy.
    • Manage contract amendments and cancellations and notify all parties.

    Qualifications:

    Education: High School Diploma or GED required.

    Experience: 10+ deals closed as a realtor, or investor doing your own transaction coordination from contract to close. Paid training provided.

    Skills: Exceptional verbal and written communication, excellent task management, strong analytical skills, organized and detail-oriented.

    Requirements: Experience with email, CRMs, task managers, document and spreadsheet editing, with a typing speed of 35+ WPM.

    Preferred: Bilingual in English and Spanish

    Compensation:

    • $42,000-55,000 per year depending on skills and experience
    • 40 hours per week
    • Paid monthly as a W2 team member

    Schedule:

    • Monday-Friday 8-4 or 9-5
