RESIDENTIAL RENOVATION PROJECT MANAGER - TRIANGLE RENOVATIONS (3 OPPORTUNITIES)
Annual Compensation: $70,000 - $150,000; based on experience
PROJECT MANAGER is responsible for the management of the total renovation project including site management, site safety and project implementation – this can include skilled labor to quality control and trade management. This person will be able to work from specifications, drawings, and other instructions to rebuild, remodel, and repair various residential structures. Renovation types range anywhere from minimal cosmetic updates to full tear-downs and rebuilds.
Our ideal candidate is positive, proactive, detail-orientated, focused, trustworthy, and has a strong background in managing residential construction projects.
JOB RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:
Reading specifications, layout, and planning of the day-to-day work
Maintaining project site safety
Managing the crew to accomplish the task, achieving a high quality of workmanship
Maintaining the work area(s) in a clean and orderly manner on a continuous basis
Coordinating the work of others involved in the process
Creating lists of materials, supplies, etc (proactively) that are needed to perform the work
Consistently reporting for work on time and in attire appropriate for the day
Participating in training and other forms of development to strengthen technical, safety and supervisory skills
Providing comprehensive status updates to the relevant stakeholders on each project
Managing cosmetic rental renovations from initial scope of work to final punch list (these jobs typically range in scope from $10K to $40K)
Scheduling subcontractors through BuilderTrend and ensuring the job is completed on schedule
Walking 8 +/- scope walks per week for new properties
Ability and desire to cover a large geographic territory with the majority of properties being south of I-20 & within roughly an hour of downtown Atlanta
Accounting log to be completed and submitted each week documenting what project/property each transaction relates to
Completing punch list items within 72 hours
MANAGEMENT REQUIREMENTS:
Direct and supervise workers, sub-trades and other relevant building professionals
Supervise all workers and sub-trades to ensure schedules and standards are met
Study job specifications to determine appropriate construction methods
Oversee workers completing specific pieces of the project, such as painting or plumbing or carpentry
Requisition supplies and materials to complete construction projects
Take actions to appropriately deal with the results of delays, bad weather, or emergencies at construction site
Plan, organize, and direct activities concerned with the construction of structures and systems
Investigate damage, accidents, or delays at construction sites, to ensure that proper procedures are being carried out
Organize workflow to meet deadlines
Maintain and manage final "punch list" at project close
QUALIFICATIONS:
Direct experience and a solid working knowledge of end-to-end residential construction (i.e. permits, concrete formwork, plumbing, electrical, framing, drywall, systems, etc.)
The ability to read specifications, create material lists and other minor record keeping tasks
Interpersonal competencies that include a drive for results, the need for closure, effective oral communication skills, organization, planning, trust, respect, and being dependable and cooperative
Must have current and valid driver’s license with clean driving record
Must have a reliable vehicle
Excellent command of the English language in both written and oral forms
Excellent interpersonal skills
Must be hardworking and a problem solver
Positive and upbeat attitude
Extensive project coordination experience, able to multitask, quick decision-making and excellent written and verbal skills
OTHER SKILLS:
Integrity and high commitment are essential in this position. As is being open minded, service-oriented, and having strong business sense. Must have superior organizational skills.
Ability to read and comprehend advanced communications as well as short yet professional and concise correspondence. Ability to effectively present information one-on-one and in small group situations to stakeholders and subordinates.
