    Job Description

     JOB TITLE: Project Estimator

    DEPARTMENT: Preconstruction

    EFFECTIVE DATE: November 2020

    SUMMARY: A Project Estimator is a role that reports to the VP of Preconstruction and holds a seat in the Preconstruction department. The ideal Estimator will sever as a bid captain on healthcare renovation projects, utilize Procore bidding, provide actionable technical narratives to the marketing / proposal manager that answer specific elements of the RFP, serve as the Bidwell Process owner, provide actionable CPM schedules and CPM schedule narratives as well as many other Precon specific task. An estimator at Valiant Construction should be organized, collaborative, willing to cultivate using any platform of communication (phone, face-to-face, email, etc., detail-oriented, and willing to follow the company core values.

    DUTIES AND RESPONSIBILITIES: • Bid Captain

    • Project estimator serves as Bid Captain on healthcare renovation projects • PM 3/4 serves as Trade Estimator in bid process • PM 1/2 serves as Trade Estimator in bid process

    • Superintendent serves as thought partner re: general conditions • PMA provides administration, bidding, bonding, and correspondence with owner • Marketing manager assists with proposal development & winning strategy • Proposal writer assembles all bid elements & narratives for submission • Bid Captain is ultimately responsible for everything that happens, or fails to happen, with respect to Valiant’s proposal and estimate • Bid Captain keeps an ongoing exclusions/inclusions matrix to identify scope under/overlaps • Bid Captain keeps an ongoing risk register, regularly collaborates with bidding team re: high-risk elements • Bid Captain ensures final pricing is accurate and captured in Bid Summary

    Workbook on Bid Day, and is submitted to the project Owner in appropriate format

    • Method: Procore Bidding • Provide actionable technical narratives to marketing / proposal manager that answer specific elements of the RFP • Bid Well process owner • Provide actionable CPM schedules and CPM schedule narratives (first draft)

    • Ops to collaborate on developing robust templates that satisfy their needs • SSV Scope Identification

    • Ensure every scope included in the project is covered by one – and only one -- qualified SSV

    • Scope coverage

    • 3 qualified bidders in each trade from pool of proven contractor relationships
    • Identify core team – collaborate with those subs to understand scope from their perspective

    • Lowest bidder will be used on bid day, but collaboration effort ensures subs consistently give us best prices and assures core subs the possibility to award; dialogue with those core subs provides Valiant team deeper understanding of their trade’s assessment Ex. “Make sure the other bidder includes xyz … “

    • Scopes for each trade (leveling chart) • Leveling chart should provide 80% of FOW for ultimate contract w/SSV

    • Price comparison

    MINUMUM QUALIFICATIONS: • Familiarity with construction management software preferred • Strong leadership qualities • Strong negotiation skill

    • Deadline and detail-oriented • Proficiency with Microsoft Office (Project, Word, Excel, and Outlook) • Organizational and Problem-solving skills • Ability to work with a commitment to deadlines • Sustain interpersonal relationships which encourage openness, candor, and trust both internally and externally of Valiant

    • Ability to work as a team member • Motivated self-starter • Ability to manage multiple task simultaneously

    EDUCATION AND EXPERIENCE: • Bachelor’s degree in Engineering, Construction Management or Architecture (required) • 5+ years performing estimating in commercial construction for healthcare projects in size between $2MM-20MM (required) • Certified in Procore Bidding Tool • Proficiency in Microsoft Project

    PHYSICAL DEMANDS AND WORK ENVIORNMENT: • Frequently required to stand, walk, and sit • Continually required to utilize hand and finger dexterity • Continually required to talk or hear • Continually utilize visual acuity to operate equipment, read technical information, and/or use a keyboard • Occasionally required to lift/push/carry items less than 25 pounds
