Job Overview:
Blue Sky Hospitality Solutions is seeking an experienced Vice President of Brand Conditions, Engineering, and Capital Expenses to lead our engineering and capital management efforts across a diverse portfolio of hospitality assets. The ideal candidate will come from a hotel background, having worked with major brands such as Hilton, Marriott, IHG, or Hyatt. This executive will oversee all aspects of capital improvement and renovations, working closely with ownership and property management teams to ensure brand standards are met, long-term asset value is protected, and operational efficiencies are maximized. Efficiencies in reducing utility costs by providing new options based on today and tomorrow technologies.
Key Responsibilities:
Strategic Planning & Capital Expenditure Management:
Develop and implement a comprehensive five-year capital improvement plan across all hotel assets, ensuring alignment with brand standards and operational needs.
Full understanding of Life Safety requirements from Brands and Local, State, and Federal
Manage capital budgets, forecasting, and reporting, ensuring that projects are completed on time and within financial constraints.
Lead efforts to evaluate and prioritize property upgrades, renovations, and maintenance to maximize ROI, Brand Requirements, and guest satisfaction.
Engineering & Property Conditions:
Oversee the condition and performance of all building systems, including HVAC, electrical, plumbing, roofing, and life safety systems.
Ensure all assets meet brand-specific condition standards for appearance, functionality, and safety.
Establish and monitor preventive maintenance programs across all properties to mitigate operational risks and reduce long-term repair costs.
Construction & Renovation Management:
Lead and manage all capital construction and renovation projects, from concept to completion.
Review and Value Engineering based on the project
Work closely with general contractors (GCs) and subcontractors, ensuring adherence to project timelines, budgets, and quality standards.
Collaborate with internal teams and external consultants to review architectural, mechanical, and engineering designs, ensuring they align with brand standards and operational needs.
Financial Oversight & Vendor Relations:
Work with the finance team and Regional Vice Presidents to develop and manage capital expense budgets, providing regular updates to ownership and senior leadership.
Drive cost efficiencies by negotiating pricing and contracts with GCs, subcontractors, and vendors.
Monitor expenditures and track project progress against established benchmarks, delivering reports to stakeholders as required.
Compliance & Brand Standards:
Ensure all properties comply with federal, state, and local building codes and regulations.
Ensure consistent application of brand standards across all properties, working directly with major hotel brands (Hilton, Marriott, IHG, Hyatt) to address any condition-related issues.
Serve as the point of contact for all engineering and construction matters during property inspections, audits, or rebranding initiatives.
Qualifications:
Experience :
Minimum of 10 years of experience in facilities management, capital expense planning, or engineering, ideally within a hotel or hospitality context.
Extensive experience working with major hotel brands (Hilton, Marriott, IHG, Hyatt), understanding their standards and renovation requirements.
Proven experience managing large-scale renovations, capital improvements, and construction projects, with a focus on cost control and quality assurance.
Skills :
Strong financial acumen with the ability to create and manage detailed capital budgets.
Full understanding of construction trades such as electrical, plumbing, roofing, and HVAC systems.
Exceptional project management skills, with the ability to manage multiple projects simultaneously.
Strong leadership and communication skills, with the ability to collaborate across various departments and levels of the organization.
Self-reliant, organized, and detail-oriented with a strong sense of initiative.
Education :
Bachelor's degree in Engineering, Construction Management, or related field; advanced degree or certifications are preferred.
