The maintenance technician is responsible for the work and upkeep of building and grounds and may troubleshoot and repair minor maintenance problems involving electrical, plumbing, heating, refrigeration, ventilation, and air conditioning. Assist in the purchase, installation, repair and maintenance of various plumbing, heating, and air conditioning fixtures; perform welding and metal fabrication; diagnose and repair electronic ignition systems for heaters, furnaces, and hot water heaters. He/ She may work with outside vendors as needed for maintenance, repairs, and contracts. Maintenance services are to be performed in a high-quality manner with a sense of urgency.
Knowledge, Skills and Abilities Needed:
Valid Driver’s license
Technical training in the areas of electrical, mechanical, plumbing, heating, refrigerating, welding, carpentry, OR minimum of 2 years of general maintenance experience troubleshooting and correcting problems in these areas
Certification for HVAC
Sound technical knowledge of all the machines and equipment used in the company
Consistently displaying a friendly, attentive, courteous, tactful, respectful, and positive attitude
Ability to communicate effectively using speech, vision, and hearing
Works well on his own, can identify and respond to issues that need correcting, taking ownership of responsibilities, effectively manage time, prioritize tasks, and meet all specified deadlines with attention to detail and the desire to provide a high level of service
Proper methods of storing equipment, materials, and supplies
Computer and technology skills needed to accomplish work, i.e., personal computer, Email, applicable work order programs
Primary responsibilities – The maintenance technician is tasked with performing highly diversified duties to install, troubleshoot, repair, and maintain owner’s units and the upkeep of buildings and grounds, as well as upkeep of machinery needed to operate and maintain the facility. Problem solving of daily activities related to The Summit, to ensure all systems and facilities work properly and the property looks its best, including and not limited to
Maintenance and repair of all aspects of property
Completion of all maintenance service requests as assigned, including responding to emergency maintenance requests as required
Fix and maintain machines, mechanical equipment, individual units, and building
Use a variety of hand tools, power tools, electric meters, and material handling equipment
Perform routine plumbing repairs such as unstopping toilets, sinks or urinals, fixing water leaks and leaking faucets, replacing fixtures
Performs routine electrical repairs such as changing light bulbs or fluorescent lamps, ballast, light fixtures, plugs, sockets, breakers, and wiring
Perform basic carpentry, sheetrock, patching holes, dry wall repair, mudding, taping, and painting, removing, and replacing texture on walls and ceilings, replace ceiling tiles, wall tiles and floor tiles, installing or replacing doors, installing peep holes, repair or replace doorknobs, locks, door closures and repining locks
Troubleshoot and repair HVAC system
Repair or replace water heaters, garbage disposer, dishwasher, stove, washer, dryer, refrigerator, and microwave
Accurately recording, submitting, or entering computer program time keeping and work order related paperwork
As performing work or walking about the premises, identifying any remedial or preventative maintenance needs, making a list of items needing improvement
Ensure safety standards are used which comply with all company, local, city, state, and federal guidelines
Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
Ensure compliance of all work-related activities in a fair, ethical, and consistent manner
Maintaining and upholding the quality and standards of the Summit Owners Association
Alerting the supervisor of any unusual occurrence and/or damage that has taken place or that may occur
Supervisory Controls - Incumbent works under the general supervision of the Maintenance Supervisor. Broadly stated goals, objectives and available resources are discussed. Incumbent is responsible for doing work without close supervision, only checking with the supervisor on problems of policy or procedure. The employee keeps the supervisor informed of unfamiliar situations or deviation not covered by established procedures.
Hours of Work – Usual work hours are 8 a.m. to 5:00 p.m. with 60 minutes allowed for lunch. This work must be done 7 days per week, so your schedule will be determined by your supervisor. It is important to know Saturday and Sunday work may be necessary. Work schedules may be changed to accommodate work needs, shifts may be altered or extended during the busy seasons. Callback and overtime may be necessary on occasion.
Personal Contacts – Contacts are with supervisor, board members, owners, guests, managers, co-workers, vendors, and business associates.
Purpose of Contacts - Purpose of contact is to provide, clarify, or obtain information, resolve problems, and negotiate issues related to concerns, work, projects, or The Summit in general. Contacts could involve a simple or technical matter but must be factual information and involves interpreting process and procedures.
Physical Demands - Work requires walking, standing, stooping, bending, squatting, crawling, climbing, and reaching. Requires working on ladders and in tight places. Requires the use of hands for simple grasping and fine manipulations. Requires the ability to lift, carry, push, or pull medium weights, up to 75 pounds. Activities involve being around moving machinery, exposure to marked changes in temperature and humidity, inclement weather and exposure to dust, fumes, water, and gases. Work might entail additional time to complete a job which extends past the normal work tour or to respond to emergency situation including working evenings or weekends.
Work Environment – The employee often accomplishes many different tasks in a single day. He works at any number of locations, both indoors and outdoors in all kinds of weather. The work involves everyday risks or discomforts and requires normal safety precautions typical of such places. The work area is adequately lighted, heated, and ventilated.
